The development team found this property through searching high and dry looking for something in a prime tourism spot ideal for travelers wanting to visit Tbilisi.

The meeting occurred at 6pm at night, and the deal was completed, paid and handed over by 10am the following day! A long term tenant was secured that afternoon paying 6.5% whilst the plans were designed and a renovation fitout created.

Once the tenant moved out the team got to work in completing the renovation. This area houses a basement, but for the current renovation it was left to have it complete and ready for the summer season.

The bathroom was remodeled, including a niche for the shower and the use two tone tile look with terrazzo look on the ground and mid wall and a vertical subway tile used to the ceilings and black tapware and shower rose use to offset against the white walls.

A new hot water service was installed in the same location due to being unable to relocate to outside in this jurisdiction.

We wanted a spacious kitchen and something tenants and guests could cook in but also have enough space for preparation. The enclosed bar area was removed to create a free flowing open plan and an L shape built in place with an oven and induction cooktop. A black and white theme was chosen with a marble style splashback and underbench light to give the kitchen area some flair.

The floors were ripped up and replaced with concrete look tiles and timber cabinetry installed for the TV, linen and shelving press to ensure adequate storage space in the apartment.

We chose a simple electrical plan of downlights through the property and added in extra power sockets for convenience.

The property also had a working fire place, so a custom black/gold marble tile was installed incorporating the mantle to become a beautiful feature of the property and furniture installed to compliment a lovely night by the fire with a glass of red.

We had a custom bed and bed head made to fit the space with side tables and also built a neat wooden partition wall between the living space and bedroom space working as both a visual feature but also a part privacy screen.

The property has been on the short term market since completion with a lot of positive feedback coming from guests. Unfortunately the A/C broke down after only 2 weeks so a new unit was replaced in its place as the property doesn’t have any central heating due to the external walls not being accessible to install.
