Renovation & Development Details

The vision of this property is for the future. Whilst wanting a well renovated property, the location next to a large park development with playgrounds, education centres and nature reserves is set to see this suburb and the properties within have a strong capital growth as the parklands open.

The property is set on a first floor with an enclosed carport area to the ground floor which is unique and desirable in Georgia.

A complete renovation was done on this property. Albeit a smaller 1 bedroom design we wanted to really give it a higher end luxury feel. We incorporated a feature timber screen to act as both a feature and privacy from the bedroom behind.

The bedroom itself has custom made shelving and overhead cupboards allowing for substantial amount of storage space for guests and tenants.

The living area follows in suit with an elegant custom made timber TV unit with a shadow backboard and floating cabinetry unit.
The couch also converts to a single bed sofa for guests.

The kitchen and bathroom was a tricky fix. Both areas were small and felt quite cramped to work in so we needed to find a way to use the space effectively.

A nib wall was designed into the bathroom which jutted back into the kitchen to allow for a niche location for the sink and mirror. The allows you to use the shower and be able to move around freely without the sink getting into the way. Some shelves were built above the toilet to allow for some additional storage area in the bathroom.

A grey theme was chosen for the bathroom, using a ripple tile in the shower and behind the vanity unit to give some extra texture and feel. A lighter grey concrete style tile was used for the floor and a white/black combination used for the tapware and shelving.

The kitchen space was maximised whilst making sure to give it a really nice visual presence. The use the extended polished grey subway tile with open timber shelving works brilliantly in contrast to the white matte finished cupboards and drawers and gave us a really elegant finish that we were over the moon with. We chose a cooktop / microwave setup with a bar fridge to allow the most bench space available whilst still being able to prepare and cook efficiently.

Air conditioning and central heating were both installed as well as replacing the windows with quality double glazed PCV windows instead of the standard glazed timber that was there previously

Its now a functional and workable space that looks fantastic.

The electrical and lighting plan was kept quite simple, the use of downlights and a central light for the bedroom with bedside hanging reading lights. The kitchen bathroom were fitted with LED downlights and a strip lighting used below the overhead cupboards for additional light in the kitchen.

A feature we like to use at the properties is some local artwork and prints showcasing the amazing story and culture of the country which you'll see as a common theme in our renovations.

The exterior of the property was also given a makeover. We installed therma wall insulation to the walls and rendered this area in a grey, enclosing the previously exposed area and beams and think it came out really well.

We also had gas installed at the property and had a box built and installed in the back corner to contain the new gas hot water boiler unit.
