This outdated property located just a 5 minute walk away from City Mall, one of Tbilisi's largest shopping malls was purchased in a poor state requiring heavy repair works.
When purchased, the roof had leaks through the cladding roof, the sewer pipes had rusted out, the underfloor rear had a step down which needed leveling and the property had issues with mould from the external high side perimeter leaking into the foundations.
We redesigned the property from a tight 2 bedroom 1 bathroom property into an open plan 1 bedroom 1 bathroom design with a large spacious kitchen and entertainers area whilst a euro style laundry with storage was fitted into the old location of the kitchen.
The floors were chipped up and all old corroded and rusted pipes replaced with durable plastic pipes, the floor levelled and the external footings redone to create a reverse fall away from the foundations, additional protection in waterproofing and tiling was added to ensure no water entered the property and an eave lining built to further extend the water flow away from the property.
The bathroom was re renovated completely whilst using the same dimensions are original but relocating some of the appliances to suit the layout better.
A large kitchen was installed with a hidden fridge, full overhead cupboards with an oven, cooktop and dishwasher.
The floors were layed in a timber look Tobacco rectangle tile which pop beautifully from the freshly painted walls.
We wanted the bedroom to be spacious for a 1 bedroom property and we were so happy with the final result, giving it a nice elegance with an incredibly comfortable bed and personal wall mounted TV.
Overall this property has been a great success and the feedback has been positive on both the short and long term markets.
