This apartment was purchased as a brand new off the plan build whilst the demolition and general foundations were underway.
We chose this builder after reviewing around a dozen different builders and checking their previous work. We opted for a 1 bedroom 1 bathroom with an open plan living/kitchen layout on a high floor for maximum views. The payment process was straight foward with a deposit up front and monthly repayments for 2 years.
Colour selection was a streamlined process with 2 different colour paletes to choose from which were completed using quality fittings and fixtures.
The property was bought as a “TURN KEY” so only required the household furniture and general appliances ( Fridge, microwave etc) to be installed.
We were overall happy with the final product and finish. Location is ideal for families and more suited to the long term ( Currently receiving an 11.5% ROI).
This property was picked up by the team requiring a complete renovation. No electrical, no gas, no water just a couple of leaky pipes from the floor above and an overflowing sewer pipe!
We designed a unique property to suit an eclectic and modern short term rental but with all of the goodies!
A custom mezzanine floor with double bed was built, creating a hideaway location whilst the lower level contains both a walk in robe and study area with an inbuild desk.
Brand new plumbing and electrical was installed as well as choosing a gypsum lining over the solid plaster. We also reinforced the walls and ceilings using steel to ensure the structural integrity.
Some creative aethetics were used in the dining room to create the custom lit up niche to the wall and the feature timber cladding, adding charm and character on entry and a large custom niche was fitted to the second bathroom for guest convenience.
Lighting was important so we maximised the opportunity to have hanging feature lights in the main rooms whilst also adding downlights and hidden LED strip lights for that extra pop in the kitchen, Stairs of the mezzanine floor and niche areas.
After doing some research around the Batumi market, we opted with a bit of a unique concept for Georgia. Lets take two studio apartments and create one large double roomed apartment.
That is, one studio becomes the bedroom quarters ( Fitted with a queen and single bed) wall mounted TV, linen press and a bathroom and then a second studio apartment - with an adjoining door which has a second bathroom, kitchen, living space ( we customised this with a unique breakfast bar design) and a larger sofa bed ( acting as another bed if needed for a 4th guest).
Another big advantage, was the balcony space now doubled! And with great views to the Black Sea it was certainly a positive outlook.
So the team got to it, fitting out each of the bathrooms, installing the kitchen and custom made cabinetry and then furnishing it all ready for the market.
Within 4 hours of putting the property online we got a booking! Straight up 3 guests for 6 nights, perfect!!
The space works really well and is perfect for either a family or a couple wanting a more spacious apartment for their holiday.
As this is a brand new renovation just completed and only just open to the market for Summer 2024 we are yet to see the overall returns.
